Heartland Income Properties, LLC (the Company or HIP) was formed to create an investment grade portfolio of high quality income producing commercial real estate with the objective of maximizing total investor return consistent with maintaining a prudent approach to managing risk.
Our investment objectives include maximizing returns on all points of the economic cycle and to limit risk by diversifying our portfolio geographically as well as across several investment types.
We select markets and submarkets with a diverse economic base and a deep pool of prospective tenants and where tenants have demonstrated a preference for high-quality medical, office, mixed-use, industrial, retail, and resort properties.
Because of management’s experience in the Des Moines, Omaha, Kansas City, Sioux Falls, and Phoenix markets, initial efforts will be focused on these areas. The Company may also act on joint venture opportunities with strategic institutional partners and property owners. A portion of the portfolio may also be allocated to select opportunities outside of its initial target markets that demonstrate the same emphasis and focus on maximizing investor returns while limiting risk.
HIP is managed by Heartland Capital Partners, LLC and is raising $25 million in equity capital through a Regulation D, Rule 506 (c) Private Placement. The Company is based in Scottsdale, Arizona.
